Why Stucco Gets Mold and Mildew in Houston
Stucco is textured and porous, and that texture holds onto moisture. In Houston’s humidity, with frequent rain and warm temperatures most of the year, stucco walls can stay damp long enough for mold, mildew, and algae to take hold. You’ll usually see it first on north-facing walls, shaded areas, under eaves, and anywhere sprinklers or gutters keep the surface wet. Dirt and pollen settle into the texture too, giving that growth something to feed on.
Why We Soft Wash Stucco Instead of Using High Pressure
High pressure and stucco don’t mix. A pressure wand can chip or erode the finish coat, leave visible marks in the texture, and drive water into cracks, joints, and around windows where it can get behind the surface. With EIFS especially, water intrusion is a real concern, and it’s the kind of problem you don’t see until later.
Soft washing protects your stucco. We use low pressure combined with cleaning solutions that break down mold and mildew where it lives, deep in the texture, and then rinse gently. That means a cleaner finish without risking the surface or pushing water where it shouldn’t go.
Dormers, Chimneys, and Upper Elevations
Some of the dirtiest stucco on a house is the hardest to reach: second-story walls, dormers, chimney chases, and gable ends. These areas often get the least sun drying and the most runoff, so they’re common spots for heavy mildew. Because soft washing doesn’t depend on blasting from close range, we can treat and rinse those upper elevations carefully and evenly, so the whole house looks clean, not just the parts you can reach from the ground.

Yes. Soft washing uses low pressure and cleaning solutions rather than high pressure, so it removes mold and mildew without eroding the finish or forcing water into cracks and joints. That’s why it’s the method we use on stucco and EIFS homes.
Why not just pressure wash stucco?
High pressure can chip the finish, leave marks in the texture, and push water behind the surface, which is a particular concern with EIFS. Soft washing cleans the stucco thoroughly while avoiding that damage.
Can you clean second-story stucco, dormers, and chimneys?
Yes. Upper elevations, dormers, and chimney chases are often where mildew is heaviest. We treat and rinse those areas carefully so the whole house is evenly clean.
How much does stucco cleaning cost? Is it part of the $199 special?
